Big news for Canadian homebuyers! The Canadian government has introduced changes to mortgage rules that are set to make homeownership more accessible. These changes include lower down payments and extended amortization periods, offering more opportunities for first-time buyers and those looking to enter the housing market.


What’s Changing in the Mortgage Rules?

The Canadian Department of Finance announced two key changes to mortgage rules, set to take effect by December 15, 2024:

  1. Increasing the insured mortgage price cap: The existing cap of $1 million is being raised to $1.5 million.
  2. Expanding eligibility for 30-year mortgage amortizations: Now, first-time buyers and buyers of new builds can take advantage of extended amortization periods.

These adjustments are good news for buyers looking to ease their entry into the housing market. By offering more affordable down payments and longer loan repayment periods, more Canadians can now make their dream of homeownership a reality.


What Does This Mean for Canadian Homebuyers?

For many, these changes will significantly reduce the upfront costs and monthly mortgage payments. Here's how:

Previously, anyone purchasing a home for over $1 million had to pay at least 20% down to qualify for an insured mortgage. However, with the new changes, the cap for insured mortgages will increase to $1.5 million.
