As the Bank of Canada (BOC) decided not to increase rates in its last rate announcement of 2023, the Vancouver real estate market is showing no sign of recovery. This marks the third interest rate hold since September, yet sales are still trending downwards. Sales in November decreased by 14.7% from October, and new listings are down by 30%. Currently, the market is in a balanced state.

Despite this, prices have still risen by 6.39% since the beginning of the year. However, there has been a price decline since July. Notably, even with a 3% interest rate increase from last November till now, the current housing prices remain unchanged compared to November of last year.

In November’s report, only the condo market, there has been an increase in the months of inventory. This indicates that, while the overall market remains stable, there is increasing supply pressure in the condo market.
